Architecture endures when it is capable of adapting to new needs without losing its essence. Guided by this principle, Ubicca has led the transformation of the former Volumen factory, originally designed by architect Mariano Bayón in 1989, into BYmyCAR’s new official dealership in Madrid Algete.
Rather than replacing the original building, the project focused on its evolution, taking advantage of the exceptional architectural and spatial qualities of a structure that, more than three decades after its construction, continues to demonstrate its relevance and capacity to accommodate new uses.
A Comprehensive Intervention
Ubicca was involved in every stage of the process, from the identification and selection of the property to the design development and construction works. This comprehensive involvement enabled close collaboration with BYmyCAR and BMW from the outset, allowing the team to recognize the potential of a building that had preserved many of the qualities that originally made it distinctive.
The project was also delivered within a particularly demanding timeframe, making coordination among all stakeholders one of its greatest challenges.
The intervention covers a site of approximately 13,000 square metres and includes nearly 2,000 square metres dedicated to vehicle display and customer service areas, more than 6,000 square metres allocated to workshop facilities and specialized technical areas, as well as administrative offices, management spaces, and a thorough reorganization of the exterior areas.
One of the project’s key objectives was to preserve the elements that defined the identity of the original building. The generous spatial dimensions, structural clarity, abundant natural light, and industrial logic that shaped its original design continued to offer exceptional conditions for its transformation.
Meeting the Current Needs of BMW and BYmyCAR
The new layout builds upon these qualities to meet the current operational requirements of BMW and BYmyCAR, maintaining the building’s spatial character while striking a balance between the personality of the original structure and the contemporary standards of the brand.
In addition to the interior adaptation, the project included a carefully considered intervention on the building envelope to reinforce its institutional presence and optimize its performance as a large-scale facility. At the same time, the entire site underwent a comprehensive transformation, including access points, vehicle circulation routes, and landscaping works, incorporating all the technical requirements necessary for the new operation.
The complexity of the project required close collaboration among BYmyCAR, BMW, the technical teams, contractors, and site management. Continuous coordination among all parties made it possible to deliver a comprehensive transformation while maintaining a shared vision throughout the process.
This project demonstrates how well-conceived architecture can remain useful, relevant, and contemporary decades after its construction. It is an intervention that highlights the adaptability of existing spaces and the potential of refurbishment as a tool for building the future from what already exists.
